How long does a new asphalt driveway last in New Jersey?

A properly installed asphalt driveway — with an adequate compacted aggregate base, correct asphalt thickness, and routine sealcoating every 2 to 3 years — should last 20 to 30 years in Essex County conditions. The biggest threats to longevity are a thin or improperly compacted base, poor drainage, and letting the surface oxidize without resealing. Driveways that fail in 5 to 10 years almost always had base or drainage problems from day one.

Late spring through early fall is the ideal paving window in New Jersey — roughly May through October. Hot-mix asphalt needs to be laid and compacted before it cools too much, which is difficult when air and ground temperatures drop below about 50 degrees Fahrenheit. We can work into November depending on the forecast, but we will not pave when conditions do not support proper compaction. Rushing a late-season job to save a few weeks is not worth the risk.

For the private driveway surface on your property, typically no permit is required. However, the apron — the section between your property line and the street — almost always requires a DPW permit in Essex County municipalities, and some towns require permits for curb cuts as well. Orange, East Orange, West Orange, Montclair, Bloomfield, and Newark each have their own process. We handle the permit application and build the apron to municipal spec, including the thicker concrete or asphalt depth the curb-to-sidewalk section requires.

Wait 6 to 12 months — ideally closer to 12. Fresh asphalt contains oils that need to cure and off-gas before sealer is applied. Sealing too early traps those oils, prevents proper curing, and causes the sealer to peel. After the initial cure, plan to reseal every 2 to 3 years. We will tell you when your driveway is ready — do not let any contractor talk you into same-year sealing.

Is it worth repairing my existing asphalt, or should I replace it?

It depends on what is going on underneath. Surface cracks, minor oxidation, and isolated potholes on a structurally sound base are good candidates for repair and sealcoating. Alligator cracking across large areas, significant settling, or drainage pooling are signs the base has failed — in those cases, repairs are a temporary fix and full replacement is the better value long-term. We will assess the base condition during our estimate and give you an honest recommendation, even if that recommendation is cheaper than what you expected.

What is the difference between asphalt paving and sealcoating?

Asphalt paving is the installation of the actual pavement surface — hot-mix asphalt compressed onto a prepared aggregate base. Sealcoating is a thin protective coating applied over cured, existing asphalt to block UV rays, water, and road salt. Sealcoating does not add structural strength and cannot fill significant cracks or holes — it is a maintenance step that protects and preserves asphalt that is already in decent condition. Think of it the way you would think about painting a deck: painting protects the wood, but it does not replace rotten boards.
