How do I know if I need a French drain or just regrading?

It depends on whether the water problem is driven by surface runoff or subsurface saturation. If water pools after rain and drains away within a day or two once it stops, the issue is usually grading — water is running toward a low spot because the grade is flat or negative in that area. Regrading alone may fix it. If areas stay wet for days after rain, if you have chronic basement moisture even when no surface water is visible, or if hardscape keeps heaving in the same area, there is likely subsurface saturation that grading alone will not address — that is when a French drain is the right tool. In many cases the answer is both: regrade the surface and install drainage to handle what infiltrates. We sort this out during the on-site evaluation.

Will a French drain fix my wet basement?

Accepted Answer

A French drain on the exterior of the foundation can significantly reduce basement moisture when the source is surface water infiltrating the soil against the foundation wall. It is most effective when combined with proper grading (positive slope away from the house) and downspout extensions that carry roof drainage away from the wall. If the moisture is driven by hydrostatic pressure from a high water table, an exterior French drain helps but may need to be combined with interior waterproofing. We evaluate this during the site visit and are honest about what drainage work alone can realistically accomplish.

Do I need a permit for drainage work in Essex County?

Accepted Answer

Most residential French drain and catch basin installations on private property do not require a permit in Essex County municipalities. Exceptions include work that connects to the public storm sewer system — which typically requires DPW coordination — and any work near regulated wetlands or in flood-prone areas, which may trigger NJDEP oversight. Larger earth-disturbance projects can require grading permits in some municipalities. Roca identifies the permit situation during the estimate and handles coordination for work that requires it.

My patio keeps heaving every winter. Is that a drainage problem?

Accepted Answer

Almost certainly, yes. Frost heave — where water in the soil freezes, expands, and lifts whatever is sitting on top of it — requires two things: soil that is saturated at depth and freezing temperatures. New Jersey has both every winter. If water is draining through or under your patio base and saturating the subgrade, heave will follow. The fix is not to relay the patio on the same compromised base — the fix is to address the drainage source (French drain, catch basin, or regrading depending on where the water is coming from) and then rebuild the base with proper depth and drainage so the aggregate layer stays dry enough to resist heave. How long does a drainage installation take?

A typical residential French drain installation — a single run of 50–100 feet connecting to a daylight outlet — takes one to two days. Catch basin installation at a single low point is usually a day or less. Projects involving multiple drainage features, significant regrading, or commercial-scale work run longer, typically two to five days depending on the scope and site access. We will give you a realistic timeline during the estimate so you can plan accordingly.

Can you handle drainage and hardscape as one project?

Accepted Answer

Yes — and we would argue that is the best way to approach it. If you are replacing a driveway, installing a patio, or building a retaining wall, drainage is part of that scope with Roca. We do not hand you a finished patio and then tell you to call someone else about the water running across it. The grade, the base drainage, and any catch basins or edge outlets are worked out as part of the project plan. If you have a preexisting drainage problem on a site where you also want hardscape, we address both together so the new work goes in on a properly prepared, properly drained site.
